Careful Where It Matters

Photographs, letters, jewellery, service medals, santos, retablos, documents, anything with a person attached to it goes into a set-aside box for the family. Always, without anybody having to ask.

We have handed back wedding rings found in a coffee tin and land grant paperwork found under a mattress. The rest moves quickly, because probate does not wait for anyone.

Most of these calls come from somewhere else. Phoenix, Denver, Texas, California. You have four days and the house holds fifty years.

We can work with you standing there, or work while you are back home and photograph anything questionable before it moves. Nobody needs to spend a week of leave on this.

Landlords And Property Managers

An occupied-looking unit earns nothing. We empty properties across Albuquerque, Rio Rancho, Santa Fe, Las Cruces and the smaller towns, then leave them broom-clean or fully cleaned for re-listing. Most take a day.

Executors, Realtors And Attorneys

Give us the date. We will tell you plainly whether it is achievable rather than agreeing and disappointing you later. Itemised documentation for the estate file comes as standard, with donation values and photographs.

Things That Come Up Here

Land grant and heirship property. Title in parts of northern New Mexico can be genuinely complicated, with property passing through generations without formal probate. That is a lawyer’s problem rather than ours, but it affects timing, and we would rather hold a job than empty a house somebody turns out to have a claim on.

Ranch and rural estates. Equipment, tack, tools and outbuildings frequently carry real value. Sequence matters: auction or appraisal first, cleanout second, or something worth money leaves in a dumpster. We coordinate with auctioneers regularly and will hold anything until somebody has valued it.

Houses that sat empty. Dry air preserves rather than rots, which helps, but sun destroys anything near a window and rodents and insects move in fast on an empty rural property.
